Happy new month! I trust that the first half of this year has treated you well and that you're poised for an amazing second half.
Personally, my year has been going exceptionally well. I've been actively assisting both buyers and sellers while also taking care of my family.
I'm thrilled to share that my daughter Chidera recently turned 7 and is blossoming into a delightful young lady. She successfully completed the first grade of her French immersion program and ventured into exciting new activities such as ballet, etiquette training, and reading tutoring. I couldn't be prouder, especially considering her previous struggles with reading. Every time she utters a new word, I'm filled with immense pride and excitement. She is a perfect example that we can succeed at any goal with practice and patience. My three-year-old has also started her reading journey and is confidently reading Bob books. Remember Mat Sat?
Despite the rising temperatures, the real estate market remains highly competitive with limited inventory and multiple offers becoming the norm. Clients who have had their offers accepted have had to offer above the list price, conduct as-is home inspections within tight deadlines, and even offer sellers free rent-back options. It required resilience and flexibility on their part. Buyers with a limited budget have had to explore properties that have been on the market for 30 days or longer, potentially requiring updates. While this market isn't conducive to buyer entitlement, it's still a good time to make a purchase.
On the selling front, my successful clients have achieved excellent results by decluttering their homes, setting a competitive list price, and staging their properties to attract buyers. They've made prompt decisions on offers to avoid missing out on multiple offers they've received.
